Every management company and host-software tool in our rankings, reviewed one by one — facts from each provider’s own pages, ratings and commentary our own. Written for owners in Baker City.
That is 95 management companies and 74 host tools, each on its own page. Every review lists what the provider itself publishes — fee or pricing, markets, scale, whether a PMS is needed — and says “not published” where a company keeps a number to itself, rather than filling the gap with a guess. The star rating beside each one is our editorial read of fit, not lab data, and nobody can pay to change it. Where a company publishes nothing about price, we say that plainly: it is usually the single most useful thing to know before you get on a call.
Nothing below is syndicated, licensed or rewritten from a vendor page — every entry was assembled here, by this desk, from the provider’s own published record.
Getting value out of these pages
Before you dive in, the transparency picture: a fee is public for 31 of the 95 managers, pricing is public for 56 of the 74 tools, and where nothing is public the page says so. If you have no PMS and intend to keep it that way, note that 34 of the 74 tools work standalone.
A route that works: start in your category with the familiar names, then deliberately open two unfamiliar ones; the contrast in what companies disclose teaches more than any single page. Then place the page in context: the management ranking and software ranking show where it landed against the whole field. The phrase “not published” appears on these pages deliberately and often — it is the difference between a company that competes on terms and one that competes on conversation.
